TERMS AND CONDITIONS FOR OCCUPYING GUESTS OF RUTLAND COTTAGES

 

1 - Bookings can be made by telephone, email or on line but must be confirmed with receipt of the booking form.


2 - A deposit will secure the booking and confirmation of this will then be sent to you either upon receipt of a cheque payment or an electronic receipt will be sent automatically if paid by credit or debit card.


3 - Full balance must be paid 4/6 weeks prior to arrival date unless otherwise arranged with the Management of Rutland Cottages.


4 - Any cancellation of booking is subject to a £100 administration charge, per cottage, as we will have to re let the property.  Cancellations must be received 6 weeks prior to your arrival date if applicable.  It is recommended that your organise Holiday Insurance to cover this.


5 - Only the number of persons stated on the booking form are permitted to sleep at the booked cottage for the agreed dates.  If additional guests are going to visit during your stay then Rutland Cottages must be notified for insurance purposes.


6 - Small/medium pets are allowed at our cottages , by prior arrangement with Rutland Cottages.  A one of payment of £10 is required per pet when paying your balance.  All pets must not be allowed into the bedrooms of the cottages or allowed to sit/lie on the furniture. Pets must not be left alone in the cottage at any time.


7 - Extra camp beds, Cots/Highchairs and Safety Gates can be hired by prior arrangement at a cost of £7 each. Logs can be supplied at £10 per bag if required.


8 - Rutland Cottages Management have the right to access the cottages, without notice, during guests occupancy if it is deemed necessary.


9 - Guests staying for more than 7 nights will have a change of linen and towels by arrangement with the housekeeping staff at Rutland Cottages.


10 - GUESTS MUST LEAVE THE ACCOMMODATION AND ALL FIXTURES AND FITTINGS IN THE SAME STATE OR REPAIR AND CLEANLINESS AS ON ARRIVAL AND AGREE TO BE LEGALLY BOUND TO RE IMBURSE RUTLAND COTTAGES FOR REPLACEMENTS AND REPAIRS AND ANY EXTRA CLEANING COSTS THAT MAY ARISE.  A DEPOSIT OF £75 WILL BE REQUIRED FOR ALL PARTIES AND THIS, WHICH IS RUFUNDABLE AFTER YOU HAVE VACATED THE COTTAGE AND IT HAS BEEN INSPECTED.  WE HAVE BEEN FORCED TO IMPLEMENT THIS PROCEDURE FROM PAST PROBLEMS. YOUR DEPOSIT WILL BE REFUNDED DIRECTLY INTO YOUR BANK ACCOUNT VIA BACS.


11 - Guest shall at all times respect the neighbours of the cottages and not cause any disturbance late at night.  Please keep the noise to a minimum after 10pm and before 7am.


12 - In an emergency guests must contact Gen Hall immediately on 01780 461110 or 07960 934309.


13 - Rutland Cottages are not responsible or liable for any personal belongings of guests staying at the properties.  Guests are solely responsible for all of their own personal effects left at the cottages un attended during their stay.  If any items are found we will keep them in our lost property for a period of 7 days and return by arrangement if requested.


14 - All doors and windows must be kept closed and locked where applicable when the cottage they are staying in is left un attended.


15 - Guests accept full liability and responsibility for any motor vehicles, motorbikes, cycles etc left on the property.  Please park your vehicles safely and not at any inconvenience to neighbours if left on the main road. 


16 - All pets and children must be supervised at all times for their safety and that of neighbours and road users etc.  AT NO TIME must pets be allowed to wander onto neighbouring properties.  If dogs foul on the garden, footpath or road at the property or nearby we respectfully request that the owners clean it up immediately and dispose of appropriately.  Children under the age of 16 AT NO TIME can be left alone in the property.


17 - All of our cottages are NON SMOKING due to 2007 Government Legislation, so we request that guests do not smoke.  Please keep smoking outside in the garden and dispose of butts respectfully.  Please make sure that all cigarettes are extinguished properly.


18 - Please dispose of any rubbish properly.  The black bins are for general waste and the grey bins for recycling.  Any excess rubbish (such as packaging and wine/beer bottles/cans) must be disposed of by the guest at the local recycling centre so that the bins are not overflowing.  Any excess rubbish left behind at the cottage will be subject to a charge.


19 - Cottages are fitted with smoke alarms.  Please do not remove the batteries from these – IT IS AN OFFENCE TO DO SO.


20 - Rutland Cottages have the right to terminate the letting contract at any time if we feel the Terms and Conditions are not being adhered to and the property looked after properly.
